Best areas for OFW homebuyers

OFW buyers usually juggle two goals at once: a future home for the family and an asset that doesn't sit idle while they're abroad. Different areas in Northern Mindanao serve those goals differently.

For rental income: Cagayan de Oro

CDO's universities, BPO offices, and steady in-migration support demand for studio and 1-bedroom condos and small apartments. Compact units near schools, hospitals, and business districts are the classic OFW rental play — easier to lease, easier to maintain remotely, and simpler to hand to a property manager. Weigh pre-selling timelines carefully: your money can be locked in for years before turnover.

For the family home: Valencia City and Malaybalay

Bukidnon's highland cities offer more house and lot per peso, cooler weather, and calmer surroundings — a common choice for the "retirement or homecoming" house while the family lives in it now. Prices under PHP 3M still buy complete packages here (see our under-3M guide).

For land banking: growth corridors

Lots along developing corridors — such as Manolo Fortich near the CDO–Bukidnon boundary — appeal to buyers planning to build later. Title verification and road access matter more than anything else in this category.
